A very common cause of rising damp within a property is bridging of the dpc, or also known as bridging of the damp proof course. I often find properties have had a chemical damp proof course injected many times, and previously damp surveyors have failed to eliminate the basics, in regards to the root cause of rising damp.
When there is a damp issues at the base of the wall it can be complicated, in the fact that you have to eliminate all potential causes before coming to a conclusion. Please don’t forget you can get damp on in internal dividing wall, caused by a bridged damp proof course also.
The biggest mistake a homeowner can make is employing a surveyor that isn’t capable of giving the correct diagnosis. By this I mean, they need to have a certain amount of equipment in order to facilitate the survey initially, along with eliminating all potential defects in regards to what is recommended in BS 6576. This video goes through the basics, and it could potentially save you a chunk of money…. This video will also tell you the questions you will need to ask a damp surveyor prior to survey. Hello Ross,
I recently came across your video and found it very informative, so I’ve decided to subscribe. Coincidentally, we live in Wiltshire, just like you. We recently had our property damp-proofed, and a few weeks later, we encountered a drain blockage issue. Upon inspection, the drainage engineer discovered severe damage to a pipe connected to our bath and kitchen sink, which has been leaking a significant amount of water. This leak seems to have caused a damp issue, as confirmed by a loss adjuster who checked the wall behind the damp-proofing.
The engineer mentioned that the drain damage appears to be of many years’ standing, potentially contributing to the damp problem. I am now exploring the possibility that the damp proofer may have been negligent in their original advice. The loss adjuster recommended reaching out to you for further guidance. Can you assist us with this matter?
Thank you.
This is my sort of a video as it gives somebody like me all the info that I need to process, and what I need to ask before committing to a quote for damp proofing. The bad part is this isn’t ranked high enough for me to have come across this before my expensive comittment went wrong.
So would it be possible for you to evaluate my damp problem in Wiltshire that should have been fixed? The blokes that did the work now I think about carried out no thorough survey checks and I’m really concerned now about my drains being the issue, as I noted it’s blocked again today, hence me finding this video. Surely if I report them to trading standards if they haven’t done it correctly I can get my money back also?
Hi Tom, I do cover Wiltshire 🙂 Be best to find out whats going on first and then you can make a decision really
A national damp proofing expert has charged me £28000.00 for damp proofing my home last year. My confusion is I have a bitumen damp proof course, which I can’t see any damage. I’ve also noted the damp marks have come back again this winter time, so could this be condensation or failed damp proofing work.
They didn’t check the drains like you do, or leaking pipes in walls
1. I really need a professional damp survey to find out what’s going on.
2. Carry out any repairs to fix it
3. Can I get my money back if a mistake has been made
What do you need to quote for damp test survey please.
Thanks Jennifer
Sorry to hear this!
Could you email through the report and some images of the property please.
From this I can get a rough idea and then I can call to discuss what
